Whether you’re a new resident or have been with us for years, this FAQ page provides straightforward answers to the most common questions we receive from tenants across Charlotte, Mecklenburg County, Gastonia, Concord, Fort Mill, York County, Waxhaw, and surrounding areas.

Move-In & General Living

We provide one full set of keys and applicable remotes. Additional copies are the tenant’s responsibility.

Utilities must be transferred into your name by your move-in date. Instructions are included in your welcome email.

This varies by municipality (Charlotte, Gastonia, Concord, Fort Mill, Waxhaw, etc.). Contact your city or county sanitation department for your schedule.

Yes, in most circumstances

Maintenance & Repairs

All non-emergency requests must be submitted through your Resident Portal, available 24/7.

Issues such as active flooding, no heat in winter, gas leaks, electrical hazards, or anything posing immediate harm to people or the property.

Email our support team for assistance or call the emergency line (for emergencies only).

Emergency issues are addressed immediately. Standard work orders are typically completed within 5–10 business days, depending on contractor availability and parts.

Only when repairs are needed due to resident-caused damage or if you do not provide access after scheduling a vendor.

Rent Payments

All rent is paid online through your Resident Portal — either manually or through autopay.

Rent is due on the 1st of each month. Late fees apply after the 5th.

An NSF fee will be assessed and an alternate form of payment will be required.

Yes. You may set up autopay through the Resident Portal and update it anytime.

Pets, Roommates & Household Changes

Submit a written request through the Resident Portal. Pets must be reviewed and approved before being added to the household.

All adult occupants must be screened and approved before moving in. Unauthorized occupants are not permitted.

Guests staying more than 30 days require written approval.

Lease Renewals & Move-Outs

We typically reach out 90–120 days before your lease ends.

Provide written notice at least 30 days before lease expiration.

This is reviewed on a case-by-case basis depending on the owner’s goals, property condition, and market conditions.

You will receive a Move-Out Checklist outlining cleaning standards, key return instructions, and condition expectations.

Refunds or itemized statements are sent within 30 days of lease termination, per state law. A forwarding address is required.
