No. We believe we should only be paid when you are paid. Our management fee is a percentage of the rent we collect. If no rent is collected or the property is vacant, you don’t owe us anything.

Although you do NOT have to accept pets in your rental, over 50% of North Carolina/South Carolina tenants come with pets. That means that if you choose NOT to accept pets, you are reducing your prospective inquiries by 50%. We do recommend our owner-clients allow pets, and we provide our owner-clients with a $1,000 pet damage guarantee.

We perform an annual mid-lease property inspection (at no cost to you). The purpose of this inspection is to ensure the property is being well cared for, there are no lease violations, and to look for potential deferred maintenance issues before they become a problem.
We follow a structured, state-compliant rent collection and delinquency process designed to protect rental income and minimize unpaid balances. For all properties, automated rent reminders are sent until payment is received. If rent remains unpaid after the 5 day grace period, our delinquency process proceeds based on state law. Yes. We will collect a $500 escrow reserve from you. This is YOUR money and it will be deposited into our bank trust account as the reserve for YOUR property. We will potentially use these funds to pay for expenses that may arise between the time we send you your rental income, and the time we collect the rent from the tenant the following month. But we will always maintain this reserve as long as we manage your property. When we stop managing your property it will be returned to you.
Security deposits are handled in strict compliance with North Carolina and South Carolina law. All security deposit funds are held in a designated trust account and are never commingled, used for operating expenses, or applied toward rent during occupancy. At move-out, deposits may be applied only to legally allowable charges such as unpaid rent or damages beyond normal wear and tear, based on the move-in condition report, detailed move-out inspection, and supporting documentation. Security deposits are accounted for within 30 days of move-out, with any withholdings tied to completed work and invoicing.
